First Time Home Buyers - What's Important?

Attention first time home buyers- The most important first step when shopping for a property is not what you think!! It is not hiring the right Realtor or talking to a mortgage broker BUT finding the right location for your needs!!
If you have children, then being near schools is important. If you have health issues, then you want to be located near good hospitals and doctors. If you are active, then you should be near parks and beaches or golf courses. If you are religious, then you may want to be near churches or synagogues. If you do not like driving, you should be close to stores or your place of work. If crowds and traffic irritate you then you should buy a property in a quiet area with a larger lot for privacy. If you have pets, then you want a pet friendly place. And the list goes on.
Buyers have told me in the past that they purchased a place because they liked the floor plan or the garden but did not like the area and ended up selling. Also make sure that you find out if flooding is a problem or if there is high crime in the area. If buying in a condo, ask about the age of the building and if it has passed all inspections and if there are any special assessments coming up. Insist on seeing all documents and read them before you buy any condo.
